Bohemian in the City

Program: Mixed - Use Building

Client:  Nirvana Development Public Company Limited

Size:  6,750 sq.m.

Scope: Architectural Design

Situated just off the Vipawadee artery road, this mid-size mixed-use development injects a fresh identity into an otherwise rustic CBD neighborhood of shophouses, apartments and office towers. The project is conceived as a vibrant “taking a break” hub for nearby office workers and local residents, offering a unique blend of retail, serviced offices, rentable meeting rooms, storage, and a rooftop bar.

The building is organized into three distinct horizontal strata. The ground floor emphasizes transparency and permeability, featuring a carved-out entrance that creates a cave-like space and seamlessly links the retail zone to the co-working space behind. A striking double-spiral staircase links the ground, meeting-room, and serviced office levels, creating a dynamic visual and functional core. The serviced office floors feature a rhythm of orderly windows and ventilation screens, while the storage levels are defined by deep green textured walls, slightly set back to accommodate trees, forming a layered urban cliff expression.

The greenery continues to the rooftop, where a sky bar and restaurant sit beneath a steel lattice adorned with ivy modules, providing shade by day and transforming into a luminous box by night. This playful, bold, and unconventional expression stands in contrast to its neighbors, offering a chic and memorable architectural presence in the cityscape.
